How Do I replace this?

The valve stem seal is there to protect anyone from getting stuck agains the filter box. It seals over 2 holes and if someone or something plugged the water flow into the filte box this seal would allow air into the chamber to avoid being stuck by suction.

Its design is similar to a heart valve. Allow air to come into the filter chamber and stop water from flowing up and into the spas plumbing area. Problem is over time this valve fails or even just falls into the water. When that happens, raising the water level allows the water to flow out the holes and onto the plumbing and even electrical components.

 

To replace is simple. Note on the stem a little bulge. What you are going to do is stretch the stem and elongate the bulge and allow the stem to enter and lock into the center hole.

 

Clean the 3 holes. Carefully place the new seal stem into the center hole until it stops because of the bulge. Do not press any further.

On the plumbing side of the spa, looking on the top of the filter box you will see the rubber stem popping out. Take a pair of longnose pliers and grab the rubber and gently pull up. The stem will elongate, the bulge will slide through the hole. When that does, release. Now the seal is flush against the top of the filter box. Done.
